Defect Inspections
Defect Inspections are conducted on new properties and are designed to provide the applicant with a list of faults and defects, which should be addressed prior to handover.
Defect Inspections highlight the small finishing off items that are not often easily picked up. However, once you move in, you will slowly start to notice these small items, and they will annoy you. It is better to have these items identified and rectified prior to handover.
We have conducted many defect inspections, particularly on new units, to ensure that the finished product is as promised, and at least the quality of the display unit.
Risk Management Inspections
Risk Management Inspection are conducted, mostly on rental properties, to identify possible risks that could lead to claims against the landlord for failure to maintain a property in a state that does not cause harm or injury to the tenant.
The inspection and report highlights areas which should be addressed or repaired to reduce the risk of action being taken against a landlord or property manager for failure to ensure that the premises are free of risk. Items such as lack of adequate smoke alarms, no safety switch to meter box, cracked shower screens, loose toilet pans, trip hazards, inadequate handrails/balustrading, non-compliant pool fencing etc. are identified in the report.
Our reports also highlight to the owner the condition of their property, which they may not have entered or inspected for some considerable time, recommending any maintenance or repair work that may be required to ensure the long-term adequacy of the building elements, allowing the owner to prepare a maintenance programme, if required.
Dilapidation Reports
Dilapidation reports are designed to identify any settlement, damage or faults within a building or buildings prior to the commencement of excavations, building works or boring on an adjacent property.
These reports are often requested by builders or developers to demonstrate that the damage or faults in adjacent buildings existed prior to commencement of building works, and cannot be attributed to the building works.
Building Owners and Body Corporates also request dilapidation reports to inspect the condition of their building prior to building works commencing on an adjacent property, and to accurately determine the extent of any damage caused by the building works. This is considered a type of insurance should the responsible parties deny responsibility for the damage.
Maintenance Inspections
Maintenance inspections can be conducted on any existing property to identify any repair and maintenance work required to ensure the long-term adequacy of the building elements and amenity of the building. This can form the basis of a maintenance programme.
